These past years, we have met and encountered a lot of real estate buyers who are truly clueless about buying real estate here in Davao. I am talking about the buyers (not our clients) who have made a lot of expensive, and sometimes common sense defying, mistakes that are difficult to undo.

Here are some of those mistakes which we hope you will avoid at all cost.

Not Knowing The Real Cost Of The Property.
There is more to buying real estate than just paying the reservation fee which is usually very small ( around PhP 15,000.00 to PhP 30,000.00 ). The real cost of the property is the total amount of monthly amortizations that you will be required to pay. Just because you can afford the reservation fee doesn't mean you can afford the monthly payments.

Buying The Property That They Want, Instead of One That They Can Afford.
This is related to the previous mistake. A lot of buyers have an inflated idea of how much they can afford to pay. Take this hint with you anytime: The monthly amortization should not exceed one-third of your income or salary.

Buying The Wrong Property.
The property is not just the house, alright? A good property within your budget should provide with peace of mind and puts your priorities in order.

Consider the following: water and electric facilities, tranportation and accessibility, and most importantly quality of the neighborhood.

Dumping The Real Estate Agent.
This is the funniest of them all. Ok, alright, some people simply don't like dealing with real estate agents or brokers. If that describes you, maybe you should not waste their time in the first place.

But, before doing that consider this: The person who really knows about the local real estate market (prices, availabilty and all) is the guy who is on the field. And do you know who that guy is? That's right, the real estate agent. If are serious about getting the best deal, a trusted real estate agent can be your best asset.

Unlike the other buyers who are still blind about these things, you are in a better position now to decide for yourself which property is right for you.
