Home Loan and Financing for Citronella House Design

Citronella (or formerly Cecina) is a 3-bedroom, single-storey house with spacious rooms enough to accommodate a small family. One toilet and bath is available at the master’s bedroom and another one is available in common. This house is to be built at the Toscana Subdivision. Sample Home Loan / Financing Computation Effective Oct 20, 2008

House Design = Citronella (Single Attached, with firewall)
Floor Area = 60 sqm
Min Lot Area = 144 sqm

Total Contract Price = PhP 1,995,000 (minimum price assuming a regular lot)
Reservation Fee = PhP 15,000 (forms part of the down payment)

A. SPOT CASH

= PhP 1,828,032 (discount depends on promo)

B. DEFERRED CASH (No Interest, No Downpayment, 2 years to pay)

= PhP 82,500 / mo for 24 months

C. LONG TERM FINANCING (20% Down, 80% Bank Loan)

  • 20% Down payment (PhP 399,000)
    = PhP 32,000 / mo for 12 months
  • 80% Estimated Home Loan Takeout (PhP 1,596,000)
    = PhP 19,155 / mo for 15-year term at 12% p.a. interest rate

Monthly amortization starts after the full payment of the down payment.

D. STRAIGHT MONTHLY SELLER FINANCING
No Down payment, only reservation is required.

  • 5 years at 10% pa = 42,069
  • 3 years at 6% pa = 60,235

FYI: The monthly amortization amount may vary depending on the loan term, interest rate, loan amount granted to you by the bank or the financial institution.     I think it means that you don’t have to make a down payment. After you pay the reservation fee, you start paying the principle and at a lower interest rate.
