Document Requirements
So you think you have piled up enough money and are excited in buying a real estate? Wouldn’t it be better if you have also prepared your documents in case you decide to proceed with the actual purchase?
Listed below are some of the most important documents to prepare. Please take note that different developers and Financial Institutions will require different set of documents to be able to apply for a housing loan. Some are very strict requiring you to disclose detailed financial information; while others are not so strict provided you can pay your obligation. It is always safe to be sure you have these documents.
STANDARD REQUIREMENTS:
- Birth or Baptismal Certificate (if single)
- Marriage Contract (if married)
- Tax Identification ID
- ID Pictures
- Special Power of Attorney — for buyers based abroad (the usually the company will provide the form)
- Post Dated Cheques — (To cover the monthly dues)
INCOME DOCUMENTS:
A. If locally employed
- Certificate of employment indicating salary, position and length of service
- Income Tax Return (ITR) for the last 2 years
- Pay Slips for the last 6 months
- Bank Statements
B. If Self-employed
- Business or SEC Registration
- Business Permit
- Audited Financial Statements for the last 2 years
- Income Tax Return with Statement of Assets and Liabilities (SAL) for the past 2 years
- Voucher or Bank Statements for the past 6 months
- Company Profile
- Picture of Business
- PRC License for Professionals
C. If Overseas Filipino Worker
- Authenticated Contract of Employment
- Passport with entries
- Proof of Remittances
- Bank Statements for the past 6 months
OTHER DOCUMENTS:
- Affidavit of Waiver — if married to a foreigner.
- Affidavit of Support
- Affidavit of Discrepancy
- Affidavit of Former Filipino
- Court of Finality / Legal Separation
- Death Certificate (Widow/Widower)
