Home Buying Tips

Owning a home has always been a dream of every adult Filipino. It is a testimony to his/her own achievement -- a source of pride resulting from years of hardwork.

The following tips should help you determine the things to consider when buying your home.

1. Get your finances in order

For many of us, buying a home represents one of biggest investments we'll ever make in our life. To help you determine if you are financially ready to buy a home, consider asking yourself these questions:

  • Do you have a steady source of income?
  • How long have you been in your current job?
  • Are you prompt at paying your bills?
  • Do you have any outstanding loans? Have you been prompt at paying them?
  • Do you have enough savings to pay for the down payment of the property?

2. Know your budget

It sounds nice to live in a home that has the largest lawn, has the most spacious living area, and offers all the comforts and amenities you can dream of. But each of these has an associated price tag. A wise buyer would first honestly assess his budget, and then selects the best property having the most features that he wants with the amount that can afford.

3. Don't buy the house; buy the neighborhood

The neighborhood area is equally important as the house itself. Get as much information about the community where you plan to live by talking to the people living in that area.

  • Are there amateur singers in the neighborhood aspiring to be the next videoke kings and queens?
  • Is the community safe for the kids and your foreigner husband?
  • Can you stroll around the neighborhood without being scared of stray dogs?
  • How does the place look like when heavy rains come pouring down?

4. Choose the best location

Choosing a good location is a matter of personal preference. Make a checklist of all the features that are important to you.

  • Is easy access to public transportation important to you?
  • Would you like a place near your place of work so you won't have to drive far away from home?
  • Do you have children who are still attending school? Are quality schools available in the area?
  • Do you prefer a place near the shopping malls?
  • How about an elevated place with lots of fresh air and surrounded by trees?
  • Do you like a peaceful and quite community away from the busy city life?
  • What type of Internet connections are available in the area?

5. Features, amenities and facilities

You want to live in the most comfortable place possible. The following list should help you come up with some ideas on what to look for in a house or your community.

  • How many bedrooms do you want?
  • Do you like the floor plan of the house?
  • Do you want to have a flower garden?
  • Does your family love a swimming pool?
  • How feel about having basketball or tennis courts nearby?

These are but a few of the most important things to consider when buying a real estate. There could be other things you can on the list.
